Privacy Policy

This policy explains what this website collects, why, and who it goes to. Summit Heights is a residential community at 1251 Perimeter Summit Parkway, Brookhaven, Georgia 30319, managed by Gallery Residential, LLC. In this policy, "we" and "us" mean the community and its management.

What we collect

Two things, and they are separate.

What you send us. If you request a tour, you give us your first and last name, email address, phone number, your desired move-in date, and anything you write in the message box. If you join the interest list, you give us an email address only. Nothing on this site asks for a Social Security number, a date of birth, financial details, or any government identifier, and you should not send those through this form. The page also loads CallRail's form-capture component, described below, which can send the values you enter to CallRail as well as to us.
What your browser reports. Standard technical information such as pages viewed, approximate location derived from your IP address, referring site, device type and browser, plus the page you arrived on and the site that referred you. This is collected through Google Analytics and CallRail, both described below.

Why we collect it

Enquiry details are used to answer you, schedule a tour, and follow up about leasing at this community. Analytics data is used to understand which parts of the site people use, so the site can be improved. Call tracking data is used to tell which marketing source produced a call or a tour request. We do not use any of it to make automated decisions about you.

Cookies, analytics and call tracking

This site uses two measurement services, and both set first-party cookies.

Google Analytics 4 sets cookies to recognise returning visits and measure how the site is used. It is configured deliberately:

Advertising features are switched off. Google Signals and ad personalisation are disabled, so this site does not build advertising audiences or remarketing lists from your visit.
We do not sell or share your personal information for money or for cross-context behavioural advertising.
Global Privacy Control switches analytics off. If your browser sends a GPC signal, Google Analytics storage is switched off automatically and you do not have to do anything else. This applies to analytics only. The call tracking described next reads no consent signal, and we want to be straight about the limits of your controls over it: blocking cookies stops its cookies, but it does not stop the request itself, which carries your IP address, browser and referring page. A browser extension that blocks the script, or your browser's tracking protection, is what stops that.

You can also opt out of Google Analytics in any browser using Google's opt-out add-on, or block cookies in your browser settings. The site works normally either way. Google describes its own handling of this data at policies.google.com/privacy.

CallRail is a call tracking service used by this community's management. It changes the phone number shown on this site so that a call can be attributed to the marketing source that produced it. The same script loads CallRail's form-capture component, which can send the values entered in a form to CallRail. It sets first-party cookies, including calltrk_session_id, calltrk_fcid, calltrk_referrer, calltrk_landing, and calltrk_override_src if you arrive from a paid search ad. Between them they hold a session identifier, the page you arrived on, and the site that referred you. It stores the same values in your browser's local storage, so clearing cookies alone does not remove them.

CallRail also reads this site's Google Analytics cookie, so a call can be matched to the same visit that analytics recorded. That means the Google Analytics identifier for your visit is sent to CallRail.

Two numbers on this site are never replaced. The number in this policy's contact details carries CallRail's own opt-out marker, and the number in this site's structured data is not reachable by the swap at all. A number shown elsewhere on the site, as a link you can tap to dial, may be replaced by a tracking number. Every one of them reaches the leasing office. CallRail describes its own handling of this data at callrail.com/privacy.

Who we share it with

Enquiries are delivered to the on-site leasing team and are stored in the leasing and property management systems this community uses to track prospective residents. Service providers who host this site, deliver its email, and provide its analytics and call tracking process data on our behalf under their own terms. Those providers include Google, for analytics, and CallRail, for call tracking and tour request capture. We may disclose information where the law requires it, or to establish or defend legal claims. We do not sell your information.

How long we keep it

Enquiries are kept for as long as needed to respond to you and for the period the community's records policy requires, then deleted or de-identified. Analytics data is retained under the retention setting configured in Google Analytics, and call tracking data under the retention setting configured in CallRail.

Your choices

Ask us what we hold about you, ask us to correct it, or ask us to delete it, using the contact details below.
Opt out of analytics using GPC, the Google add-on, or your browser's cookie controls. Blocking cookies is the control that covers call tracking as well.
Stop leasing emails by replying to any message and asking, or by using the unsubscribe link where one is present.

Depending on where you live, you may have additional rights over your personal information. Tell us what you want and we will do what applies.

Fair housing

This community is an equal housing opportunity provider. We do not discriminate on the basis of race, colour, religion, sex, familial status, national origin, disability, or any other class protected by federal, state or local law. Nothing collected through this site is used to target or exclude anyone on those grounds, which is why the advertising features described above are switched off.

Children

This site is meant for adults enquiring about a home. It is not directed to children under 13 and we do not knowingly collect their information. If you believe a child has sent us something, contact us and we will delete it.

Security

Enquiries are sent over an encrypted connection and access is limited to people who need it to do their jobs. No website can promise perfect security, and we will not claim otherwise.

Changes

If this policy changes, the date at the top changes with it. Material changes will be noted on this page.
